Julien Loboda is a French property investor and an independent consultant for foreign buyers in France. He has invested in the stock market since 2012 and in French rental property since 2014. He has taught people how to invest online since 2016, trained over 1,000 members through his Académie Investir et Réussir (AIR®), and written two books in French. At a glance
My starting point was far from privileged. At 22, I was a student in debt and barred from banking by the Banque de France. Nobody had taught me how money works. A few books, then a meeting with an experienced investor, changed that.
I bought my first investment property in France in 2014. By 2017, I owned nine units: seaside apartments let to holidaymakers, buildings in mid-sized towns let long-term (furnished and unfurnished), and a commercial unit. Every one of them needed a full renovation.
That meant going through the French process again and again: viewings, diagnostics reports, offers, the compromis de vente, bank financing, the notaire, builders, tenants. I learned what works, what to watch out for, and where buyers lose money. Within three years, the rental income gave me financial freedom. I have kept buying property ever since.
Since 2016, I have shared my investment method online: first with Immobilier-Meublé.fr (2016 to 2022), then Polygone Formations (2022 to 2024), which became the Académie Investir et Réussir (AIR®). Over 1,000 members have followed its 12-month programme.
It was never just theory. I have personally supported many of these buyers through their own purchase projects, from the first viewings to the signature at the notaire’s office.
From 2017 to 2020, I also worked as a property finder, on the buyer’s side. I searched for properties on my clients’ behalf, visited them, and saw each purchase through to completion. Working for the buyer, never for the seller: that is the principle French Property Explained is built on.
I have written two books in French. Congé à durée indéterminée (2022) tells my story, from being barred from banking to financial freedom, followed by a complete course on buy-to-let investing. Devenir riche sans devenir con (2025) covers the basics of financial education.
In 2022, I was interviewed on SeLoger’s podcast about investing in property, and took part in a live broadcast by Bouygues Immobilier on buying your first investment property.
